Who Needs To Complete An Application?
Every adult over the age of 18 who will be living in the property must complete a rental application and pay the non-refundable application fee.
Do You Run Background Checks?
Yes. As part of the rental application process, we request a TransUnion screening report that may include criminal history, eviction history, and credit information.
If you have any concerns about your background screening, we encourage you to contact us before submitting your application fee.
Do You Require A Security Deposit?
Yes. Security deposit amounts vary by property and may range from one to three months of rent.
How Long Are Lease Terms?
Most lease agreements are for one year, often with renewal options available. Depending on the property, alternative lease terms may also be considered.
How Quickly Can I Move In?
Move-in timelines depend on the condition and availability of the property. Our team will work with you to coordinate a move-in date that fits your timeline whenever possible.
What Can I Do Through The Tenant Portal?
The Tenant Portal provides convenient online access to:
- Pay rent securely online
- View current and previous payments
- Submit and track maintenance requests
- Access important documents and account information
- Add renter’s insurance details if required

If Something Breaks, Will It Be Fixed?
Yes. We handle maintenance responsibilities as outlined in your lease agreement and coordinate repairs as quickly as possible.
If the issue falls outside of lease coverage, we may still be able to recommend trusted vendors or contractors.
When Is Rent Due & How Can I Pay?
Rent is typically due on the 1st of each month.
Depending on the property, tenants may be able to make payments online through the tenant portal using ACH, debit card, or credit card options. Some properties may also allow one-time or automatic payments.
Checks or money orders may also be dropped off or mailed to our office if needed.
How Do I Access My Tenant Portal?
If the Tenant Portal is available for your property, you will receive an automated invitation by email with setup instructions and login access.
Are You Accepting New Properties To Manage?
We may accept new rental properties depending on our current capacity and management availability.

What Is Your Management Fee?
Management fees may vary depending on the property and level of service needed. Our team works with owners to create a management structure designed to support long-term success for everyone involved.
Where Will My Property Be Advertised?
We market rental properties across high-traffic rental platforms including Zillow, Trulia, HotPads, Dwellsy, RentalSource, and additional marketing channels as needed.
Properties are also promoted directly on our website to help maximize visibility and reduce vacancy time.
How Often Are Owner Distributions Sent?
Owner distributions are typically processed by the 15th of each month and may be sent through ACH transfer or check depending on owner preferences.
Do You Screen Tenants Before Leasing?
Yes. Tenant screening is an important part of our leasing process. We request TransUnion screening reports that may include credit history, criminal background checks, and eviction history to help place qualified tenants.
Can Owners Access Financial Reports Online?
Yes. Owners have access to a secure online portal where they can view statements, reports, maintenance updates, payments, and important property information at any time.
